The Harbourside development in Port Talbot is a flagship urban regeneration project that has transformed a former industrial site into a cutting-edge research and development hub. Comprising three, two-storey buildings, the 4,300m² complex delivers high-specification office space and laboratories while championing sustainable construction practices to drive long-term economic and environmental benefits.
Following on from the successful delivery of the adjacent Justice Centre, this development builds on a 20-year partnership with Deryn Properties and its associate company, Templar Holdings. Harbourside plays a pivotal role in the wider Port Talbot regeneration initiative, fostering a mixed-use environment that supports commercial property development, innovation and low-carbon commercial buildings.
Project summary
Technical and Design Innovations
Each of the three buildings in the Harbourside complex is tailored to meet the evolving needs of its occupants while adhering to the highest sustainability and efficiency standards. Two of the buildings serve as dedicated facilities for Tata Steel UK and engineering specialists TWI Ltd, while the third providing premium speculative office space.
To achieve BREEAM Excellent buildings certification, the development incorporates:
- Super-insulated façades to enhance energy efficiency and minimise heat loss.
- Modular construction techniques to reduce material waste and accelerate delivery.
- High-performance glazing and solar shading to regulate indoor temperatures and improve occupant comfort.
- Rooftop photovoltaic panels for on-site renewable energy in construction, reducing reliance on non-renewable power sources.
- Sustainable drainage systems (SuDS) to manage surface water efficiently and mitigate flood risks.
The buildings are arranged in a landscaped campus-style setting, integrating green spaces that improve biodiversity, promote employee well-being, and contribute to a sustainable commercial buildings ecosystem.
Sustainability and environmental leadership
Sustainable construction was prioritised at every stage of the project. Dynamic thermal modelling optimised energy-efficient buildings and reduced carbon emissions, while the integration of renewable technologies supports long-term sustainability goals. Passive design measures, including enhanced insulation and solar control, further improve the development’s operational efficiency.
