Final phase of Monkwearmouth Hospital redevelopment begins

Monkwearmouth Development Ltd (MDL) has been awarded the responsibility of delivering a brand-new entrance and state-of-the-art office building at Monkwearmouth Hospital in Sunderland.

Sir Robert McAlpine will be carrying out the construction of a 3,237 sq. m, three-storey building for MDL. The construction works commenced last month and are scheduled to be completed in January 2024.

Monkwearmouth Development Ltd (MDL), a Joint Venture between Sir Robert McAlpine Capital Ventures Limited (SRMCV) and Argon Property Development Solutions Limited (APDS), is working with NTW Solutions Limited, a limited company established by Cumbria, Northumberland, Tyne and Wear NHS Foundation Trust, to provide premises that will enable NTW Solutions to deliver improved facilities and a range of important services to the Trust. Cumbria Northumberland Tyne and Wear NHS Foundation Trust is one of the largest mental health and disability Trusts in England.

Just a stone’s throw from the city centre, the building will provide a welcoming front entrance to the main outpatient facilities on the existing hospital site. In addition to the new entrance, reception area and public café, the new accommodation will include flexible open-plan workspaces and breakout areas, with consultants’ admin offices on upper floors; all of which create the perfect post-pandemic office for employees at the site. The building will also comprise a new administration hub, and crisis call services for the hospital as well as a new community café for employees and visitors.

In addition to a replacement tree lined staff car park, the development proposals also include level access and a beautifully landscaped piazza area and memorial garden; transforming the existing parking area that fronts onto Newcastle Road.  The Hospital’s new front door will create far better connectivity within the estate for hospital users and visitors.

MDL has been appointed to this work through SRMCV's place on Pagabo’s Developer Led Framework, a nationwide procurement framework available for public sector organisations that focuses on delivering social value for each development.

Paul McCabe, Director of Estates and Facilities from NTW Solutions Ltd, said: “NTW Solutions Ltd is proud to be part of this development which is seeing much needed investment in the Monkwearmouth Hospital site and will bring real benefits to service users, staff and visitors.”

David Peck from Monkwearmouth Development LTD, said: "We're delighted to be delivering state of the art spaces and facilities for the NHS to support its work in providing key mental health services to the communities in the north of England.”

David Hosken, Project Director at SRMCV, said: “We are immensely proud of the planned development, which will provide key workers with the spaces that are essential to the incredible work they are doing. We’re looking forward to seeing the new building shape up in the months ahead. This fantastic project allows us to continue to build on our successes working alongside NHS Trusts to deliver developments with positive outcomes for the people who will use them.”

Richard Wilks from Argon Property Development Solutions Ltd said: “Having worked with the Trust and NTW Solutions for a number of years we are pleased to be playing such a large part in bringing their requirements to fruition and look forward to delivering something that will make a positive difference to the patients, staff, visitors and general public; particularly in a time when mental health services are at the forefront of society’s needs.”
